We offer 24/7 maintenance for all tenants. Through our online system, tenants can place work orders that also alert the property owner. We communicate directly through the system and address work orders as quickly as possible. We will always prioritize emergency items. There is an after hours line tenants can call for emergency items.
Unit Turns And Projects
When a tenant confirms that they have vacated the unit, our team will immediately change locks and perform a property move-out inspection. A scope of work with detailed photos and videos will be shared with you along with our professional recommendations on items that you may want to consider to be done before re-marketing the property for a new tenant.
Online Portal With Updates
Your online portal provides a one stop shop for all of your needs. You are able to quickly see the performance of your properties, get statements, approve work orders, and more.
Utility Management
We have an in-house utility coordinator who works behind the scenes to assist with transfer of utilities. When you sign up with our team, we offer a complete hands off service for paying utilities if you would like our team to handle for you.
OUR PRICING
Management Fees
Our property management fees are a monthly percentage of rent collected each month. If your property isn't occupied, no management fees are collected which means our goals are in line with yours. All proceeds are distributed at the end of the month.
Maintenance Fees Contracts
We have a team of highly trained maintenance personnel to assist with each work order. At $35 per hour, we offer competitive pricing to other management firms and strive to complete work professionally and efficiently. Maintenance fees are billed on a monthly basis and you will always be notified of work orders, progress and completion with details and photos.
Leasing Fees
When your property is rent-ready, our leasing team will prepare and market your property for qualified tenants. Once a tenant is placed, the leasing fee will be charged equal to one months rent. You will never be charged a leasing fee until a tenant is approved, lease signed, and first months rent and security deposit collected.
